Woodcote Valley Rd, Purley, CR0

This is a development of 9 new build luxury apartments. A subject to planning option was agreed directly with the vendor of a detached family home. Planning was achieved for the demolition of the existing detached house and the creation of a new two-storey building. This comprised additional roof accommodation creating 9 luxury apartments in total with associated amenity spaces, vehicle parking spaces, refuse and bicycles sheds.​

Park Ave, Mitcham, CR4

This house was purchased as part of a retirement sale. Our planning team utilised householder permitted development rights to create ground floor and roof extensions. Once the property had been fully extended, a further planning application was submitted to reconfigure and convert the property into 2 self contained apartments (1 x 2 bedroom and 1 x 3 bedroom apartment).​

​
We acquired a prime location, mixed use building comprising a ground floor commercial unit with residential uppers. The freehold building was purchased off market directly with the vendor in an uncertain Brexit environment. Our planning consultants successfully obtained planning permission for the addition of a 2 storey extension above the existing first floor with a new roof terrace. In addition to this, the reconfiguration of the residential uppers created 4 apartments (1 x 3-bedroom, 1 x 2-bedroom and 2 x 1-bedroom apartments).

We purchased this vacant freehold office with residential uppers with development potential. The building had previously been granted planning permission to be extended and the freehold building was purchased off market directly from the vendor. Our planning consultants had determined that the planning permission obtained by the vendor did not maximise the value of the site and subsequently, we re-submitted a higher density application. By adding a large double storey extension and utilising a large basement, we were able to reconfigure the commercial element into a further 2 apartments (2 x 3-bedroom apartments).

This freehold property was a repossession purchase requiring total renovation. The property situated in a prime location, was a 10 minute walk from Canary Wharf tube station. Planning permission was successfully granted for the conversion of the existing 4 bedroom house into 2 apartments incorporating ground floor and roof extensions (1 x 3 bedroom apartment and 1 x 2 bedroom apartment). Each apartment was then configured with ensuite bedrooms, which catered for the local Canary Wharf professional room market.
